Store leases, insurance policies, settlement statements and receipts against the property they belong to, so they're on hand when your accountant or a tenant needs them.

A rental property generates a lot of paper: the settlement statement, insurance policy, lease agreement, council rates notices, and every receipt for a repair or improvement. Documents keeps them attached to the property they relate to, not in a separate inbox you have to cross-reference later.

What's worth uploading

Anything you'd otherwise dig for at tax time or during a sale: the settlement statement (it sets your cost base), insurance renewals, the current lease, and receipts for anything capital — a renovation, a new appliance, structural work. Routine expenses you've already imported as a transaction don't need a separate document unless you want the receipt on file too.

Formats

JPEG, PNG, HEIC and PDF are all accepted, up to 10MB per file — a phone photo of a receipt works as well as a scanned PDF.

Finding a document later

Documents are filtered by property, so the fastest way to find one is from the property it's attached to rather than searching from scratch.
