BrickTrack vs MYOB for property investors

MYOB Business is Australian accounting software for running a business: invoicing, payroll, BAS and bank feeds. BrickTrack is a property portfolio tracker for investors who own rentals and want tax-time figures per property.

If you run a business, pay staff or lodge BAS, MYOB does that and BrickTrack doesn't. If you only keep MYOB for your rental properties, BrickTrack costs less than Business Lite or Pro up to 14 properties, tracks each property's loans and value, and hands your accountant a pack instead of a company file.

Which fits

Which one suits your portfolio

Choose MYOB if

You run a business or keep a trust's books, you need payroll, BAS lodgement and bank feeds, and your accountant or bookkeeper works in MYOB.

Choose BrickTrack if

You own investment properties, you don't lodge BAS for them, and you want income, expenses, loans and depreciation figures per property without setting up jobs and journals.

Pricing

What each costs

MYOB charges per business file. Solo, a mobile app for sole traders, is $11 a month and Business Lite is $35, but both connect only two bank accounts; Business Pro is $70 a month with no limit. BrickTrack is free for your first property and $2.50 a month for each extra one.

Comparison of MYOB and BrickTrack
FeatureMYOBBrickTrack
1 property$11 a month on Solo, or $35 on Business Lite if you want BAS lodgementFree
5 properties$70 a month on Business Pro ($630 a year paid yearly)$10 a month ($120 over a year)
10 properties$70 a month on Business Pro, or $35 on Business Lite with two bank accounts or fewer$22.50 a month ($270 over a year)
20 properties$70 a month on Business Pro, or $35 on Business Lite with two bank accounts or fewer$47.50 a month ($570 over a year)

Business Pro from five properties assumes more than two bank accounts once you count loans and offsets. MYOB's pricing page doesn't say whether these prices include GST. Each business file needs its own subscription, so properties held personally and in a trust are two. Introductory discounts aren't shown because they change often.

Switching

Moving your rentals out of MYOB

  1. Export each bank account's transactions from your bank as CSV or Excel. BrickTrack reads the columns and suggests a category for each line; you confirm them.

  2. Enter each property once with its purchase price, date and ownership, and add the loans with their offset accounts.

  3. Upload your depreciation schedule and settlement statements as documents; the accountant pack draws on them.

  4. If a business or trust keeps its books in MYOB, leave that file where it is. BrickTrack can sit beside it for the property side.

  5. Your first property is free, so you can move one across and compare the accountant pack with your MYOB reports before you move the rest.

FAQ

Questions worth asking before you switch

Not if the rentals are all you're tracking. MYOB is built for businesses, so it earns its place when you also run a business, pay staff or lodge BAS. For properties held in your own name, what you need at tax time is income and expenses per property, and a property tracker gets you there without a business file.
